In this month’s May livestream report, Joseph Lewkowicz provided the following updates to listeners: the North West Tampa Residential real estate market is continuing to rise; May has been the third best month for real estate sales this year and will only continue to grow through the summer months until it starts to transition in August; the market has not been this high since the market crashed in 2005; and interestingly enough, areas close to downtown Tampa such as Carrollwood, Westchase, and various gated communities are increasing in value showing a 3% jump from last month.

One of the major highlights of Joseph’s May Market Livestream Report is his explanation for why now is the time to sell. He explains, homes are flying out the door, and during the months of May, June, and July, the prices may fluctuate around 5-6%, compared to later months like November, December, and January.

For instance, a house that could sell for $300,000 this spring could potentially go for something around $285,000 in a month like October. Joseph strongly believes, “If you are thinking about selling your house, now is the time to do it.”

Joseph also advised in the livestream how important getting your house inspected for significant issues before selling is.

As explained in the question and answer portion of the livestream, being the first question asked:

Q: I’ve heard it said that you shouldn’t fix everything that’s wrong with your house before selling, because inspectors will always find more problems. How do I know what to fix and what to leave?

A: “That is a great question and probably one of the biggest issues I deal with,” Joseph states.

Joseph is always telling people to fix the big things first, like the roof. Roofs are the one thing people look at in a home first. Although, home inspectors will criticize a newly updated roof, it is important to remember that they are not an expert. Take it up with a roofer. Nevertheless, Joseph states, if you know of significant issues within the house take care of it. Roofs, air conditioning units, plumbing, and electrical wiring are some of the biggest problems that need to be fixed before selling a house.
